How does your process work?
It’s very simple: we evaluate your land based on the info you provide us, we agree on a price, we close with out Title Company and within a short time-frame we finish the transaction and get you your money.
How long will it take me to see my money?
That depends on the transaction. Some take a few days, some take a couple months. It all depends on how fast we get a response from the county and the Title Company.
How much is this going to cost me?
Nothing! We take of all costs involved and therefore the price we agree upon is the money that you will end up with.
What areas do you buy in?
We buy all over the United States, regardless of state or county.
What specific type of land do you buy?
We buy everything from rural agricultural land, to recreational and residential land. In short, we buy almost all types of land.
Are you real estate agents or brokers?
No, we are investors and we buy properties that meet our investing criteria for buying and holding, or buying and reselling.
I received a letter from you. How did you know I was the owner of this property?
We access the county’s public records, where all property owners’ names and mailing addresses are registered. If you received a letter from us, we probably mailed to other property owners in your county with similar-sized land parcels.
How do you determine your offer?
We take into account various factors, including the size, location, attractiveness of the property, the zoning, the proximity to access roads, the possibility for having utilities on site, as well as other sales in the area.
What if I’m behind on my tax or HOA payments? Are you still interested?
Yes! A lot of the properties we buy have back due taxes or HOA dues associated with them. The exact amount of dues owed will come up when our Title Company will research the property, and it will be reflected in the sale price of the property. We will pay all back dues associated with the property once we purchase.
Do you use a title company when you buy land?
We use reputable, well-known Title Companies to facilitate our land transactions. Sometimes, we just do the transaction ourselves, without utilizing a Title Company. In either case, we pay all costs the Title Company charges.
